Who is responsible for F-Gas compliance?

Under the F-Gas Regulation, the operator of equipment is responsible for preventing leaks and keeping records. That’s usually the person or organisation with actual control over the system, often the building owner or occupier, not the maintenance contractor.

Depending on the refrigerant charge, measured in tonnes of CO₂ equivalent, equipment must be leak-checked at set intervals by certified personnel, and records must be kept. Larger systems also need permanent leak detection.

Common questions

Do all air conditioning systems need leak checks?

Systems containing 5 tonnes CO₂e or more of F-gas need periodic leak checks. For R410A that’s around 2.4kg; for R32 around 7.4kg.

How often?

At least every 12 months from 5t CO₂e, every 6 months from 50t, and every 3 months from 500t. Where a suitable leak detection system is fitted, the interval between checks can be doubled.

Who keeps the records?

The operator is responsible for records, though we maintain them on your behalf as part of a contract.

What are the penalties?

Regulators can take enforcement action, including civil penalties, for non-compliance.
